The 2 year gas safety check duty for Victorian rentals
A Victorian rental provider must have a gas safety check done every 2 years by a licensed or registered gasfitter, and give the renter the date of the most recent check in writing on request (Residential Tenancies Regulations 2021, Schedule 3). If none was done in the last 2 years when a renter moves in, one must be arranged as soon as practicable.

- Official name
- Rental gas safety check, a safety-related activity under Schedule 3 of the Residential Tenancies Regulations 2021
- Who issues it
- The check is carried out by a licensed or registered gasfitter engaged by the rental provider; there is no certificate lodged with a regulator, only a record the rental provider keeps
- When
- The rented premises contains any appliance, fixture or fitting that uses or supplies gas
- Deadline
- Every 2 years; as soon as practicable if none was done in the last 2 years when a renter moves in
- Lodgement
- Not lodged. Record kept by the rental provider; the check date given to the renter in writing on request, and a copy of the record given within 7 days of a written request
- Keep records for
- Keep the record until the next gas safety check's record is created
- Penalty
- The regulations set the duty but do not attach a stated penalty figure to missing a check; it is a breach of the rental provider's obligations under the Residential Tenancies Act 1997, which a renter can raise with Consumer Affairs Victoria or take to VCAT.
Homeowner? If you're renting in Victoria and have gas appliances, you can ask your rental provider in writing for the date of the last gas safety check, and for a copy of the record, which they must give you within 7 days.
What the certificate must show
- Name of the licensed or registered gasfitter who conducted the check
- The gasfitter's licence or registration number
- The date the check was conducted
- The results, including any servicing or repairs required and the action taken
- For a standard gas installation: a copy of the record of work for each Type A gas appliance serviced
Recent change
S.R. No. 35/2022 amended the definition of gas safety check and added the requirement to include the Type A appliance record of work in the check record.
Produce it from a ServiceM8 job
- On each rental property's client or site record, add a Recurring Job set to every 2 years for Gas safety check VIC.
- Build a form with Text fields for Gasfitter name and Licence/registration number, and a Date field for Check date.
- Add a Checkbox list mirroring the 9 regulation items (LPG cylinders, isolation valves, appliance accessibility, electrical safety, clearances, ventilation, tip restraint, flue condition, certification evidence) plus Leak test and Type A appliance servicing.
- Add Text (Multi-line) for Results, including repairs required and action taken, so the diary PDF satisfies the record keeping requirement in one document.
- For a standard gas installation, attach the Type A appliance record of work as a photo or file upload against the same job.
- Store the finished PDF against the property record so a 7 day copy request from a renter or agent is a search, not a rebook.
Who this applies to, and how often
The duty only switches on if the rented premises has any appliance, fixture or fitting that uses or supplies gas. Where it applies, the rental provider must have a gas safety check done every 2 years by a licensed or registered gasfitter, and must tell the renter the date of the most recent check in writing if asked. If a renter moves into a property where no check has happened in the last 2 years, the rental provider has to arrange one as soon as practicable rather than wait out the clock.
What the check actually covers
The regulations define a gas safety check as a specific list of items, not a general once over. It covers whether LPG cylinders and gas components are installed correctly, whether appliance gas isolation valves sit where AS/NZS 5601.1 requires them, whether gas appliances are accessible for servicing, whether the installation is electrically safe, clearances from appliances to combustible surfaces, ventilation for appliances to operate safely, restraint of appliances such as cookers against tipping, the condition of flue systems including chimneys, and checking appliances for evidence of certification. On top of that list the check must include a leak test of the gas installation, and for a standard gas installation, servicing every Type A gas appliance that is part of it. The regulations do not list a carbon monoxide test as one of the numbered items: a carbon monoxide alarm is a separate prescribed safety device under the Act, relevant if one is fitted, but it is not itself a step in the gas safety check.
The record the gasfitter leaves behind
A gas safety check record must name the gasfitter and their licence or registration number, the date of the check, and the results, including any servicing or repairs required and what was done about them. Where the check covers a standard gas installation, the record must also include a copy of the record of work the gasfitter gave the rental provider for each Type A gas appliance serviced, under the Gas Safety (Gas Installation) Regulations 2018. The rental provider keeps that record until the next check creates a new one, and must give the renter a copy of the most recent gas safety check within 7 days of a written request.
What happens if it's skipped
The gas safety check sits alongside the electrical safety check as one of the rental minimum safety-related activities in Schedule 3 of the Residential Tenancies Regulations 2021, both required every 2 years. The regulations themselves do not set a penalty figure for missing a check: it is a duty of the rental provider under the Residential Tenancies Act 1997, and a renter who cannot get a straight answer on the last check date, or suspects one has never happened, can raise it with Consumer Affairs Victoria or apply to VCAT.
Running the 2 year cycle from ServiceM8
Set the job type Gas safety check VIC as a recurring job on a 2 year schedule per rental property, triggered from the property record rather than left to the managing agent to remember. Build a form that captures the gasfitter's name and licence number, the check date, and a checklist mirroring the regulation's nine items plus the leak test and Type A servicing line, so the diary PDF matches what a record must contain. Store the completed PDF against the property so a 7 day copy request from a renter is a lookup, not a callback to the gasfitter."
